Why a snaglist and not a home survey?

– A snag list is a specific type of home inspection report that is primarily used when purchasing a home directly from a builder or developer. The snag list report is published to both client and builder. Our snag list service provides a tried and tested snag list checklist for new house snag lists, apartment snag lists and extension snag lists or renovation snagging for works to your existing home, attic conversion or any type of building renovation or building works.  We do on occasion carry out building surveys on new build properties however they are few and far between with a different survey report document format. There are a certain group of reasons or specific criteria that building survey reporting is quoted for & performed in a new build home purchase situation. (An example of: – If a new home is not built to full completion and the sale of the property is found to be wanting in conveyancing documentation such as opinions on compliance with Planing and or building regulations, etc.) Furthermore a buyer may have completion works costs and schedules to make the structure fit for purpose. These are some of the property sale criteria that would make pre purchase survey, structural survey, schedule of dilapidation & works reporting applicable.

What type of items are inspected during the snag list inspection process?

Everything that can be visually checked is included in the snag list inspection. From ground to roof level, internal & external all items are included in the snag list inspection process. Heating & electrical systems are tested for normal function & correct installation. Our snag list team are also trained in the function and application of new renewable energy systems such as solar (solar thermal & solar P.V.), heat pumps & heat recovery ventilation systems. The snag list report also takes all finishes and fixtures into account for correct installation & to ensure they are of a satisfactory standard. Building regulations and ‘best practice’ are the general rule of thumb guide for new home construction  – but a good idea of the cross section of types of snag items can be best demonstrated and seen on our complete sample snag list report – Available to view here. (** This is an example document to allow clients understand the format, layout and type of issue inclusion that our Snag list service provides, It should not be used as a template for novice, untrained or attempting to carry out a DIY snag list inspection. Each property is individual and will contain a unique set of snag issues and defects to be found and reported upon).

How long does it take to arrange a snag list and what is the cost of the snag list?

From your initial booking of a snag list inspection with our office the snag inspector will arrange an appointment with the builder within 48 hours & the snag list report is emailed to both client & builder within 48 – 36 hours of the site visit. Same day reporting and out of hours (evenings / weekends) can be arranged in some instances with extra charges applicable. new home snagging list

Difficulties arose towards the end of refurbishment work to my house and I needed someone with industry knowledge to take a look at the problem areas and advise on how they needed to be rectified to correct building standards and a realistic time frame for same. Michael’s advice and report were very valuable to me in liaising with my builder to get job finished and Michael made a final inspection of the works before I completed with the builder. At all times I found Michael very professional, pleasant, reliable, prompt and good value for money. Michael knows his stuff and delivers! I would highly recommend his service. If I had known about this company at the start of the works, I would have engaged them for advice from beginning to end.
